Accessibility
Statement
Our commitment to making this website usable by everyone, where we currently stand, and how to reach a person if something gets in your way.

Our commitment
Fausto Commercial is committed to ensuring that our website is accessible to people with disabilities. We want every visitor — including those who use screen readers, magnification, voice control, keyboard-only navigation, or other assistive technology — to be able to find a property, understand its details, and reach a broker.
Accessibility is not a project with an end date. We treat it as an ongoing obligation, and we review this statement and our website as our inventory, our technology, and the standards themselves change.
Conformance status
The Web Content Accessibility Guidelines (WCAG) define requirements for designers and developers to improve accessibility for people with disabilities. There are three levels of conformance: Level A, Level AA, and Level AAA.
This website is partially conformant with WCAG 2.1 Level AA. Partially conformant means that most of the content meets the standard, and that some parts do not yet fully conform. The areas we know fall short are listed below, along with what we are doing about each of them and how to get the same information another way in the meantime.
We have chosen to publish an honest partial-conformance statement rather than a blanket claim. Accessibility work on a site carrying several hundred listings, updated daily from an external feed, is continuous by nature — and we would rather tell you exactly where the gaps are than imply there are none.
What we have done
Measures taken to support accessibility on this website include:
- Semantic structure. Headings, lists, landmarks, and page regions are marked up so screen readers announce them correctly and users can navigate by heading or region rather than reading linearly.
- Text alternatives. Images that carry meaning have descriptive alternative text. Images that are purely decorative are hidden from assistive technology so they do not create noise.
- Full keyboard operation. Every link, menu, filter, form field, and pagination control can be reached and operated without a mouse.
- Visible focus. Keyboard focus is always visible, with a clear outline on interactive controls, so users can see where they are on the page.
- Labelled forms. Every field has an associated label. Validation errors appear next to the field they concern, are announced to assistive technology, and are conveyed in words rather than by colour alone.
- Colour contrast. Body text, interface labels, and control borders are checked against WCAG Level AA contrast minimums. Colour is never the only means of conveying information.
- Reduced motion. The site respects the operating system’s reduce motion setting. When it is enabled, animated backgrounds, background video, and scroll-linked movement are disabled and resolve to a static state — not to blank space.
- Responsive reflow. Layouts reflow to a single column on small screens and at high zoom without horizontal scrolling or loss of content, down to 320 pixels wide and up to 400% zoom.
- Meaningful link text. Links describe their destination rather than relying on “click here” or bare URLs.
- Page titles and language. Every page has a unique, descriptive title and a declared page language.
Known limitations
Despite our efforts, some limitations remain. Below is a description of each known issue, what we are doing about it, and how to get the same information in the meantime.
Property photography from our listing feed
Photographs supplied through our listing management system may arrive without descriptive alternative text. We have raised this with our data provider and are working to require alternative text at the point of entry. Until that is in place, the address, asset class, building size, lot size, year built, price, and full written description of every property are available as text on the listing page.
Interactive maps
Embedded interactive maps are difficult to make fully operable by keyboard and meaningful to screen readers. The complete street address of every property is published as text directly alongside the map, so the location is always available without using it.
Offering memoranda and marketing documents
Some offering memoranda, brochures, and marketing materials are PDF documents produced by third parties and may not be fully tagged for screen readers.
Contact us and we will provide the contents in an accessible format, at no cost and without delay.
Third-party content
Embedded virtual tours, video, and content hosted on external platforms are outside our direct control. We select vendors with accessibility in mind and report defects to them when we find them, but we cannot guarantee conformance of content we do not host.
We want to hear from you
If you encounter a barrier on this website, or you need information from it in a different format, please tell us. We treat accessibility feedback as a priority and aim to respond within five business days.
It helps if you can include the web address of the page, a description of what happened, and the browser and assistive technology you were using — but please get in touch either way, even if you cannot supply those details. Reporting a problem in whatever way is easiest for you is always better than not reporting it.

Alternative ways to get what you need
If any part of this website is not working for you, you do not have to use it to do business with us. A broker will walk you through our entire inventory by phone or email, send property details in whatever format works best for you — large print, plain text, accessible PDF, or read aloud over the phone — and arrange a viewing.
Call +1 786 748 7373 or email office@faustocommercial.com and say what format suits you. There is no charge for this and no need to explain why.
Assessment approach
Fausto Commercial assesses the accessibility of this website by the following approaches:
- Self-evaluation against the WCAG 2.1 Level AA success criteria, carried out by the team that builds and maintains the site
- Automated testing on every template using axe DevTools, WAVE, and Lighthouse, run as part of our release process rather than as a one-off
- Manual keyboard testing of every interactive component — navigation, dropdown menus, inventory filters, sorting, pagination, and all forms
- Manual screen reader testing using VoiceOver with Safari on macOS and iOS, and NVDA with Firefox on Windows
- Reduced-motion and zoom testing at 200% and 400% browser zoom and at 320 pixels viewport width
Automated tools catch only a minority of accessibility defects. We rely on the manual testing above for the rest, and on feedback from the people who actually use this site.
Technical specifications
Accessibility of this website relies on the following technologies working with the particular combination of web browser and any assistive technologies or plugins installed on your computer:
- HTML
- WAI-ARIA
- CSS
- JavaScript
These technologies are relied upon for conformance with the accessibility standards used.
